Ontario MLS® Home Sales Underperform Historical Norms in March as Inventory Remains Elevated

 
Residential sales activity reported through Ontario’s MLS® Systems reached a total of 29,529 units over the first three months of the year. This represents a 7.3% decline compared to the same period in 2025, suggesting that homebuyer demand has remained relatively quiet through the end of the first quarter. During this same period, the comprehensive year-to-date average price was recorded at $799,750, which reflects a moderate decrease of 5.3% from the first three months of last year. As inventory levels remain high, the market continues to offer more selection for buyers, contributing to the ongoing trend of subdued sales activity relative to long-term historical averages.

Ontario MLS® Home Sales Remain Subdued in February as Inventory Levels Stay Above Long-Term Averages

 
Residential sales activity recorded through Ontario’s MLS® Systems totalled 17,141 homes on a year-to-date basis during the first two months of the year. This represents a decline of 11.8% compared to the same period in 2025, indicating that homebuyer demand remained relatively subdued at the start of the year. At the same time, the more comprehensive year-to-date average home price was $791,598, reflecting a 5.7% decrease compared to the average price recorded during the first two months of last year. That total reflects a 15.6% decline compared to January 2025, signaling softer demand despite a noticeable increase in available listings. The average resale home price across the province came in at $778,102 for the month, down 6.4% year-over-year. With more supply entering the market and buyers moving cautiously, early 2026 is shaping up to be a more balanced and price-sensitive environment.

This figure reflects a 4.6% decline compared to the same period in 2024, pointing to more cautious buyer activity amid ongoing market adjustments. Over the same timeframe, the year-to-date average home price was $837,920, marking a modest 3.8% decrease from the first 11 months of 2024. While prices have softened slightly, elevated inventory levels continue to provide buyers with more choice, contributing to a more balanced market as the year draws to a close.
